I was buying & selling simultaneously and had bank & realtor issues that were the stuff of nightmares. If I didn't settle as planned I would have had to pay out my mortgage, would not have had enough to buy a new property with age precluding me from another loan. 10 Easy Steps to Follow in Purchasing Property in Australia
- Budget Planning and Pre-Approval: Determine your budget and obtain pre-approval for a home loan from a financial institution. This step helps you understand how much you can afford to spend on a property.
- Property Search: Start looking for properties that meet your criteria. This can involve searching online, attending open homes, and working with real estate agents.
- Due Diligence: Conduct due diligence once you find a property you're interested in. This includes getting a building and pest inspection, reviewing the property's title for any issues, and understanding local zoning laws.
- Making an Offer or Bidding at Auction: Depending on the sale method, you may need to make a written offer to the seller or participate in an auction. If your offer is accepted or you win the auction, you must pay a deposit, typically 10% of the purchase price.
- Contract Review and Signing: Review the contract of sale with your conveyancer or solicitor. They will check for any unusual terms or conditions. Once reviewed, you will sign the contract.
